County Recorder Predictable Fee Schedule

ONLY ORIGINAL DOCUMENTS ARE ACCEPTED FOR RECORDATION
 
STANDARD DOCUMENTS (55 ILCS 5/3-5018) - $72.00
 
Deeds Class (Administrator, Corporate, Quit Claim, Trustee, Warranty, etc.)
 
  • All Deeds to be recorded MUST include the following:
  • Statement of Exemption or Transfer Tax Declaration (Exemptions require a separate signature and date)
  • By whom the deed was prepared
  • To whom and where the future tax statements are to be sent
  • Notary seal, date, and signature
A complete legal description, which should include:
a.    A specific lot, block, and subdivision name
b.    A specific quarter section, section, township and range
c.    The permanent index number of legal description on deeds with transfer tax
 
  • Complete return address

Leases Class (Leases & Lease Releases, etc.)               
 
Mortgage Class (Mortgages, Trust Deeds, Releases, Assignments, etc.)       
 
Easement Class (Easements & Easement Releases, etc.)               
 
Miscellaneous Class (Standard documents not covered by the first four classes, such as a Real Estate Transfer on Death Instruments, Real Estate Transfer on Death Acceptances, & Lis Pendens notice and release)    
 
EXEMPT STANDARD DOCUMENTS (55 ILCS 5/3-5018) (310 ILCS 105/7) - $62.00
 
Documents that do not affect interest in real property and documents recorded by units of government are not subject to Rental Housing Support Program (RHSP) surcharges. Examples include, but are not limited to the following:
 
  • Documents recorded by any Federal, State, or Local Governmental Entity (All Classes)
  • Re-recording of an Original Document (All Classes)
  • Public Utility Easements (Easements Class)
  • Affidavits that do not affect interest in real property (Miscellaneous Class)                
  • Memorandum of Judgment and Release (Miscellaneous Class)

  • The document shall consist of one or more individual sheets measuring 8.5 inches by 11 inches, not permanently bound and not a continuous form.  Graphic displays accompanying a document to be recorded that measure up to 11 inches by 17 inches shall be recorded without charging an additional fee.
  • The document shall be legibly printed in black ink, by hand, type or computer.  Signatures and dates may be in contrasting colors if they will reproduce clearly.
  • The document shall be on white paper of not less than 20 pound weight and shall have a clean margin of at least one-half inch on the top, the bottom and each side. Margins may be used for non-essential notations that will not affect the validity of the document, including but not limited to form number, page numbers and customer notations.
  • The first page of the document shall contain a blank space, measuring at least 3 inches by 5 inches, from the upper right hand corner.
  • The document shall not be altered or obscured with additional information stapled, taped, glued, or otherwise affixed to any page.
